Your 2020 Real Estate Investment Guide: Where to Look, What to Buy in South Florida

Don’t be fooled by all the development and growth happening in downtown Miami as big investment opportunities are in store in more suburban areas, experts said. L-R: Steven Hurwitz managing director with JLL, Michael A. Comras president and CEO of The Comras Company, and Mitash Kripalani, director investment services with Colliers International.   When hype about real estate growth in a certain area gets to be too much, it’s time to look elsewhere. This seems to be how things go in real estate, and South Florida is no exception. This year big-name developers turned to somewhat forgotten and traditionally unexciting areas for new office and retail projects. And despite all the chatter about downtown redevelopment and population growth, it was the suburbs that boasted high multifamily rent growth and caught the eye of investors. The collective nod toward untapped markets will continue next year, meaning that’s where investment appetite will be, three real estate experts said. This t

Woman’s Club of Coconut Grove

In 1891, five years before Miami became a city, Flora McFarlane and the women of Coconut Grove formed the Housekeeper’s club, now called the Woman’s Club of Coconut Grove. As a woman homesteader and a teacher, Flora McFarlane was keenly aware of the isolation and loneliness of the pioneer women. She invited women in the community to take part in weekly gatherings. Flora stated that her goal was to bring together the housekeepers of our little settlement by spending two hours a week in companionship and study. For the women of the Club, some of whom had as many as ten children, the two-hour sewing sessions provided not only a respite, but also a welcome opportunity for adult conversation and fellowship. Some of the women were well-traveled and educated. Others had little education, but possessed practical skills, common sense, and fortitude. By working together their pioneering spirit built a community. Their motto was “lend a hand.” 122 years later, that spirit remains. The Woman’s Clu

When Coconut Grove was Groovy

As legend has it, David Crosby was smitten with Joni Mitchell the moment he saw her onstage, in Coconut Grove, in the fall of 1967. All of 18 years old, Mitchell was a largely unknown art-folk troubadour at the time. She had recently visited London’s fashionable Carnaby Street, and came to the Grove tricked out in false eyelashes and sequined belts. At the Gaslight, she’d play three sets a night, culminating in 1 a.m. concerts—the equivalent of 10 p.m. in sleepier towns. Photo by Vasilios Muselimis on Unsplash At the time, Crosby was in a career transition. He had been kicked out of the Byrds, and he moved to the Grove, in part, to purchase a sailboat. As Margaret Gallagher, a music producer and promoter who lived in the Grove for 12 years, and now resides in Delray Beach, remembers it, “Crosby had a huge sailing boat, a 60-foot ketch anchored in the Coconut Grove Marina. He immediately met Bobby [Ingram, another Grove folkie], and Bobby took him to the Gaslight. He said, ‘I want you t

The Barnacle Historic State Park

This beautiful house with a whimsical name dates to a quieter time. The Barnacle, built in 1891, offers a glimpse of Old Florida during The Era of the Bay. Situated on the shore of Biscayne Bay, this was the home of Ralph Middleton Munroe, one of Coconut Grove´s most charming and influential pioneers. Munroe’s principal passion was designing yachts. In his lifetime, he drew plans for 56 different sailboats. As a seaman, civic activist, naturalist, and photographer, Commodore Munroe was a man who cherished the natural world around him. A walk into the park passes through a tropical hardwood hammock. In the 1920s, it was representative of the original landscape within the city of Miami. Today, it is one of the last remnants of the once vast Miami Hammock. Enjoy sitting in the rocking chairs on the spacious porch used as a gathering place or on a bench under a tree for solitude.

Taurus Beer & Whiskey House

Taurus is considered among Miami’s oldest, most venerated bars, and certainly the Grove’s most legendary bar. Indeed, it has played an important piece of the Grove’s history, in its many featured roles since its origin in the late 19th century, when the little cottage on the edge of Main Highway was part of the warfront property belonging to the family of Grove pioneer, Commodore Ralph Munroe. At that time, the cottage served as a teahouse for Commodore Munroe’s daughter, Alice, which became a gathering spot for the local gentry. Over the years Taurus evolved from teahouse, to roadhouse, to bar, remaining a favorite gathering spot for artists, actors and luminaries who filtered in from the nearby Coconut Grove Playhouse. Taurus was a frequent haunt of some of the Grove’s most picturesque residents from playwright Eugene O’Neill to folk singer Fred Neil. Re-opened in 2009 for another round, it features an array of beers, a full service bar and a menu of fresh sandwiches and bar delights

Poké 305

Poké 305 opened its doors in Brickell on May 24, 2016. It was the first of its kind in Miami and was the first real introduction of poké to the people of Miami. However, Poké 305 developed much earlier in the mind of Victoria Chediak, a 23-year-old University of Miami graduate with a passion for food and a strong ambition. After following the Poké trend, starting from its origin in Hawaii leading up to its explosive entrance into the continental US, Victoria decided to introduce this delicious and healthy food trend to South Florida. And so Poké 305 was born! The origin of poké comes from the islands of Hawaii where it is considered a staple meal to have at home or on the beach. The idea for Poké 305 sprung from Victoria’s fascination with the traditional poké dish and her love of Latin flavors, which created a Latin fusion twist to the once simple bowl. Upon opening the Brickell location, Poké 305 has catered to individuals with a love of fresh and delicious food. Its assortment of fr

GROVE DISPLAYS 100 POETRY BANNERS

Peacocks, sailboats, artists and the incredibly lush tree canopy make Coconut Grove, known for its rich artistic history, a one-of-a-kind community. “Coconut Grove is naturally poetic,” said Abigael Mahony, director of the Coconut Grove Business Improvement District. Now, in true Grove fashion, locals can safely enjoy public art in a scenic setting outdoors at a time when the pandemic has prohibited us from visiting art galleries, museums and performance venues. Look up the next time you drive through Miami’s original art district. You will see some of the 100 poetic banners written by Grove residents that pay homage to the community and its bohemian culture. Some of the poems were written by schoolchildren from Coconut Grove Elementary. The Coconut Grove BID, in partnership with local arts organization O, Miami, is exhibiting the poetry. Each poem follows a unique formula that is modeled after the Grove’s 33133 ZIP code and called a “Grove Ode.” The format was created by O, Miami and

Coconut Grove, a Miami Neighborhood That Feels Like a ‘Small Town With a Big-City Vibe’

Coconut Grove, Miami’s bohemian beauty by the beach, is the Florida city’s oldest continuously inhabited neighborhood. Founded in 1873, it’s as intoxicating as its tropical-theme name. In the last three years, its residential and commercial markets have been undergoing a revitalization that has raised its profile. “Coconut Grove,” the 1967 tune by The Lovin’ Spoonful, where “nothin’ matters/No mad, mad world and no mad hatters,” sums up its leave-your-worries-behind-and-be-happy appeal. Coconut Grove is, indeed, the perfect place to go on permanent vacation: The lifestyle is laid back, the landscape is lush and the living is luxurious. Coconut Grove is bounded by North Prospect Drive on the south; Le Jeune Road on the west; the South Dixie Highway, which is U.S. 1, and Rickenbacker Causeway on the north; and Biscayne Bay on the east. For $650,000 to $750,000, buyers can enter the single-family market, according to Jill Penman, a global real estate adviser for ONE Sotheby’s Internationa

Many were forced to get creative and with the help of the Coconut Grove Business Improvement District (BID) they are now welcoming back their guests. “If you take a drive or a walk through Coconut Grove you will see that our outdoor dining is full,” said Abigael Mahony, with the Coconut Grove BID. That is no coincidence. The Coconut Grove BID worked with the City of Miami and came up with a pilot program to expand outdoor dining. “This allowed us to close the right of way for additional sidewalk seating, so we closed Fuller Street with permission of the county and the city,” said Mahony. The Coconut Grove BID is geared to promote business in the historic section of Miami. Funded in part by levies on local businesses, they have been busy during the pandemic with a number of

Chug’s, a Cuban Diner

Have you ever experienced a Cuban household around Christmas time? You can smell the caja China roasting and hear Beny More or Celia Cruz’s greatest hits playing in the background. Typically, there is a table with four people yelling at each other and shouting “pollooonnnaaaa” while slamming dominoes on the table. More often than not, they laugh it off, play another game and do it all over again. People are drinking beer and wine while eating Cuban bread with red rind Gouda. It is a pretty glorious experience that instills a real sense of family, community and Cuban culture. My Name is Michael Beltran, but my friends know me as “Chug”. This is my little slice of home that I would love to share with you. So have a cortadito, a pastelito and maybe a croqueta or two. Take a seat, play dominoes, and enjoy the music. Most importantly, make yourself at home. Email: contact@chugsdiner.com Facebook: @chugsdiner Instagram: @chugsdiner Twitter: @Chugsdiner

Bohemian or Business: Identities Collide in Miami’s Coconut Grove

The city’s development boom has finally caught up to a lush haven of shade trees and cafes. Some worry the neighborhood growth is too fast.   With its profusion of parks and shade trees, Coconut Grove is celebrated for being one of the greenest parts of sun-baked Miami. It has some of the best schools in the city, drawing students from all over the metropolitan area. And it has long been a magnet for artists, writers and musicians who have given the neighborhood a bohemian vibe. But lately, Coconut Grove has become known for yet another thing: a real estate boom. The area did not experience much of the pre-recession wave of development that swept other Miami neighborhoods. But now, luxury residential towers by renowned modernist architects have been rising in Coconut Grove along Biscayne Bay, a snazzy hotel recently opened, and a well-known shopping center is getting a makeover. And boutique office buildings are going up, attracting brand-name tenants in the tech, finance and crea

Art Box

Art Box offers workshops designed to involve a child’s creative drive as much as possible. In the applied portion of the workshop, they cover areas such as painting, sculpture, drawing, installations, and crafts. Our idea was inspired by the current lack of enthusiasm in kids for hands-on, artistic activities. Because our society’s now so dependent on technology, as time goes by kids spend more and more of their time on i-anything (ipad, iphone, ipod, itouch, etc). Our memories of growing up do not involve smart phones, xboxes, or hours on end surfing the internet, but rather using our imaginations, making messes, and having fun in real life, not through a screen! We wanted to create a space where we could not only make this possible for kids, but get them excited about it. And so came about ART BOX! We offer creative workshops and art lessons designed to involve the creative drive as much as possible, covering areas such as drawing, painting, sculpture, installations, and crafts. Art
